Real estate in Tivat splits between the high-end Porto Montenegro residential offer, the working market in the Centre and Donja Lastva, and the villa segment on the Lustica Bay south side. Porto Montenegro one-bedroom apartments resell at four to seven thousand euros per square metre; Centre apartments run at one thousand five hundred to two thousand five hundred per square metre; Donja Lastva and Krasici stone-house properties sit at two thousand to three thousand five hundred depending on view and condition.

Villas on Lustica Bay run six hundred thousand to two and a half million euros depending on plot size, view and pool. Commercial premises along Palih Boraca and the waterfront rent at twenty to thirty-five euros per square metre per month.
